AXIAL Industrial by Crescent Communities Announces Significant Progress at AXIAL Gateway 95 and AXIAL Bonds Farm
CHARLOTTE, NC – (April 12, 2023) – Crescent Communities, a nationally-recognized, market-leading real estate investor and developer, today announces significant progress at two new industrial investments: the land closing of AXIAL Gateway 95 in Chesterfield County, VA, and the start of construction at AXIAL Bonds Farm in Concord, NC. Both projects demonstrate the continued growth and success of Crescent Communities’ industrial platform, AXIAL.
AXIAL Gateway 95
Crescent Communities first LEED designated industrial building, the rear loading AXIAL Gateway 95 will total over 505,000 square feet with over 430 employee parking spaces and 115 trailer parking spaces. Both the employee and trailer parking are expandable. In addition, AXIAL Gateway 95 will offer 3,800 square feet of office space ready for occupancy, modern clear heights, insulated dock doors, motorized drive-in doors, and mechanical pit levelers. This flexible configuration can accommodate multiple tenants and is ideal for both local and regional distribution-focused, light manufacturing, or assembly tenants. Located near Virginia’s state capital of Richmond, AXIAL Gateway 95 is strategically positioned at the conjunction of I-95, I-64, and I-85, with close proximity to major transportation hubs, including the Port of Virginia, Richmond International Airport, and the Richmond Marine Terminal. The project is scheduled for delivery in early Q3 2024.

AXIAL Bonds Farm
Construction is underway at AXIAL Bonds Farm, which will consist of three rear-load buildings totaling 809,720 square feet on 70 acres with the ability to house multiple tenants. Ample employee and trailer parking will be available across all three buildings, which will measure 414,000, 247,000, and 148,720 square feet, respectively. These features, along with modern clear heights and deep truck courts, will satisfy local, regional and national manufacturing and assembly users. AXIAL Bonds Farm is situated with direct access to I-85 and close proximity to I-485, the nearby Concord Regional Airport, Afton Ridge Shopping Center, and the Charlotte Motor Speedway, making it an ideal location for future tenants looking to enter the growing Charlotte industrial market. The project is scheduled for delivery in Q1 2024.
AXIAL Gateway 95 will be located on Walthall Industrial Parkway in Chesterfield County, VA. Partners include DMA Architecture (architect), Timmons Group (civil engineer), KBD Group (general contractor), Kyuden Urban Development America LLC (equity), Santander Bank (lender), and JLL (leasing).
AXIAL Bonds Farm will be located at the corner of Pitts School Road and Weddington Road in Concord, NC. Partners include Merriman Schmitt Architects (architect), Oak Engineering (civil engineer), Landmark Builders (general contractor), AEW Capital Management (equity), Canadian Imperial Bank of Commerce (lender), and CBRE (leasing).
