Crescent Communities Completes Construction of AXIAL Crosspoint’s Three Buildings
GREENVILLE, South Carolina – (Feb. 22, 2024) – Crescent Communities, a nationally recognized, market-leading real estate investor, developer, and operator of mixed-use communities, today announced it has completed construction for all of AXIAL Crosspoint’s three buildings at the intersection of I-85 and I-185 in Greenville, SC. Contemporary lighting manufacturer Access Lighting will be the development’s first tenant, occupying approximately 60,000 square feet in Building 3.
Located on 72 acres just five miles from downtown Greenville, AXIAL Crosspoint consists of three infill, rear-load buildings totaling 283,242; 73,271; and 201,649 square feet, with 516 car parking and 94 trailer spaces. These features, along with the facility’s modern clear heights of 32’ and 36’ and superior access to the I-85 corridor, make it the ideal location for all types of manufacturing, assembly, and distribution tenants.
“AXIAL Crosspoint’s completion represents a significant milestone in Crescent Communities’ commitment to developing Class A industrial spaces in a region that is poised for continued growth,” said Bryan Blythe, managing director at Crescent Communities. “We’re excited to deliver modern and flexible warehouses that can accommodate tenants ranging in size from 16,000 to 283,000 square feet across a wide variety of uses.”
Greenville’s industrial market, anchored by manufacturers BMW, Michelin, Techtronic Industries, GE, ZF, and Bosch, has demonstrated remarkable growth, averaging over 5 million square feet of positive net absorption over the past five years. Positioned at the midpoint of the East Coast, more than 520 international companies call the region home, making it a key player in the country’s manufacturing and distribution supply chain. AXIAL Crosspoint itself is strategically located between I-85 and I-185, serving as a prime last-mile location and offering seamless access for product movement throughout the Southeast.
The completion of AXIAL Crosspoint serves as another milestone in Crescent Communities’ recent string of successes, including the groundbreaking of AXIAL Rapid Commerce in Charlotte, NC, and AXIAL Gateway 95 in Chesterfield, VA; the continued construction at AXIAL Bonds Farm in Concord, NC, and AXIAL Southgate 77 in Rock Hill, SC; and the completion of AXIAL 301 Manatee in Bradenton, FL, collectively solidifying the company’s position as a leader in industrial development. AXIAL’s industrial leadership team has experience encompassing more than $869 million in completed projects. Today, its portfolio features 63 industrial projects, with nearly 14 million square feet of completed projects and more than 3 million square feet of projects in development or operation.
