CHARLOTTE, North Carolina – (Sept. 23, 2024) Crescent Communities, a nationally recognized, market-leading real estate investor, developer, and operator of mixed-use communities, today announced that Elizabeth on Seventh is nearly 90% leased featuring a slate of nine new tenants. Elizabeth on Seventh is located just outside Uptown Charlotte in the historic Elizabeth neighborhood.

The new tenants represent a mix of national companies and local businesses, including:

  • Integrated marketing and advertising agency Luquire, represented by Jubal Early and Katie Corrie of First & Early Partners, LLC
  • Private equity and credit investment firm Abry Partners, represented by Alex Mann of Thrift Commercial
  • Clean energy holding company Abundant Power, represented by Jubal Early and Katie Corrie of First & Early Partners, LLC
  • Full-service design firm Becker Morgan Group, represented by Zach Simpson of Avison Young
  • National law firm Bowman and Brooke, represented by Kenny Smith and Holly Alexander of New South Properties
  • Residential services conglomerate Turnpoint Services, represented by Myers McGarry of JLL

The four-story, 103,500-square-foot Class A office building with 22,000 square feet of dedicated ground-floor retail is situated at the iconic intersection of East Seventh Street and North Caswell Road and has been well received with tenants and residents alike, due to its pleasing design and thoughtful integration into the commercial core of the neighborhood. The development – which is LEED-, Fitwel-, and WiredScored Platinum-certified – has been recognized by Urban Land Institute’s Crane Watch and received the Great Urban Architecture award at the 2022 City of Charlotte Urban Design Awards, which celebrated how well the project blends into the residential community around it.

Luquire, which is based in Charlotte but employs approximately 75 people across more than a dozen states, will occupy one of the building’s move-in ready suites on the development’s third floor, using the nearly 5,000-square-foot suite as a workspace for creative collaboration.

“Transitioning to a flexible work policy following the pandemic afforded our team the opportunity to recruit some of the best and brightest talent from across the country and to pursue a broader slate of new business opportunities,” said Luquire CEO Brooks Luquire. “But it has also presented its challenges – namely a lack of a centralized space for creative ideation and collaboration, which is a core component of the work we do. The flexible nature of the spec suites, coupled with Elizabeth on Seventh’s tremendous amenities and unbeatable location, made this a great investment for our company. We cannot wait to see the creativity inspired in our new home as we continue to fulfill our mission of helping clients win.”

The new tenants join the development’s retail anchors Rosemont Market & Wine Bar and Catalina Kitchen + Bar as well the first center-city location of fitness studio Barre3 and the Queen City’s first outpost of The Yard Milkshake Bar, an extravagant dessert atelier that has been featured on “Shark Tank.”

Crescent Communities also recently finalized two retail spaces ranging from 1,990 square feet to 2,575 square feet, that include completed drywall installation, finished bathrooms, and lighting fixtures. While these spaces are built out enough to be a quick-turn option for potential tenants, there remains ample room for tenant customization if desired.

In keeping with Crescent’s commitment to public art as a design priority, the development includes a mural of longtime Elizabeth resident and civil rights advocate Harry Golden. Created by Jeremy Biggers, an award-winning fine artist, designer, photographer, and filmmaker, this mixed-media installation honors Golden’s impact and involvement within Charlotte’s community during the Jim Crow era and celebrates the Queen City’s continued modernization.
